We were commissioned by Goodman Luxury Homes to specify, design, supply, and install Karndean Designflooring for their latest luxury home development of three stunning new-build properties in Alderley Edge, Cheshire (SK9).
The vision was to create a light, airy, and consistent aesthetic that flowed seamlessly from the hallway into every ground-floor room. The flooring selected was Karndean Da Vinci Limed Silk Oak. This premium LVT offers the intricate grain details of natural timber but with the ultimate durability required for a modern luxury family home.
We Are Professional for Floor Preparation
This project required a rapid, fast-track installation strategy to meet the developer’s strict handover deadline. Upon testing the new concrete slabs, we detected critical moisture levels at 92% RH. To prevent costly delays without compromising quality, our team—highly professional for floor preparation—implemented a specialist solution.
First, for moisture suppression, we applied an Epoxy Damp Proof Membrane (DPM) directly to the subfloor, creating an immediate, impenetrable barrier against rising damp. Once the DPM was fully cured, we applied Ardex NA, a rapid-setting latex smoothing compound. This created the perfectly level, glass-smooth surface required for a high-end Karndean finish.
Dedicated Karndean Fitter Teams & High-Capacity Logistics
Meeting the tight schedule for Goodman Luxury Homes required precise logistical planning. We didn’t just send one fitter; we deployed our full workforce capability. We appointed 3 separate teams of 3 expert fitters—allocating a dedicated Karndean fitter to lead the team in each of the three properties simultaneously.
Thanks to this highly coordinated effort, we successfully completed the installation across all three luxury homes in just 2 days, ensuring the site was ready for final decoration right on time. By using the correct DPM and pressure-sensitive adhesives, the flooring flows seamlessly from the hallways into the living spaces, guaranteeing a stable and unified aesthetic despite the challenges of a new-build environment.
