Project Overview: Ted Todd Industrial Elegance in the Northern Quarter

We recently undertook a significant renovation at Jackson House, a heritage building in Manchester’s Northern Quarter (M1). The brief was to replace the flooring in a ground-floor apartment, ensuring the new design paid homage to the building’s history as a former warehouse.

The perfect match was Ted Todd Sugarcane from their “Warehouse” range. This engineered oak features undulating, saw-marked textures and a hardened oil finish, perfectly capturing the industrial aesthetic while offering modern durability.

Complex Subfloor Restoration

Renovating city centre apartments often uncovers hidden challenges.

• • Damage Repair: Upon lifting the old floor, we discovered water damage to the original substrate in the hallway and WC.
  • Structural Reinforcement: We repaired the damaged floorboards and overlaid the entire area with Hanson SP101 9mm plywood.
  • Levelling: To ensure a perfectly flat surface for the wood, we applied a fibre-reinforced screed by Ardex. This meticulous preparation is vital for ensuring longevity in apartment blocks.

Acoustic Engineering & Leasehold Compliance

A crucial aspect of Manchester City Centre renovations is managing sound transfer. To comply with strict building management regulations (and ensure peace for neighbors), acoustic performance was a priority.

• • Decibel Reduction: We integrated a specialist high-performance acoustic layer designed to exceed the building’s required dB rating.
  • Impact Sound Control: This dampens ‘footfall noise’ (impact sound), eliminating the hollow ‘drum sound’ often associated with warehouse conversions and ensuring a solid, premium feel underfoot.
